10 Signs Your Roof Needs Attention — Before the Water Gets In

Roofs rarely fail overnight. They send warnings — usually cheap to fix when caught early, expensive when ignored. Here are the ten signs we check on every inspection, roughly in order of urgency.

Watch-it signs (schedule an inspection)

  • 1. Granules in the gutters — some shedding is normal on a new roof; steady piles on an older roof mean the shingles are wearing out.
  • 2. Curling or cupping shingle edges — the shingle is drying out and losing its wind resistance.
  • 3. Faded or inconsistent color patches — often the first visual sign of granule loss on one sun-baked slope.
  • 4. Moss or algae streaks — mostly cosmetic in the Carolinas, but moss holds moisture against the shingle and shortens its life.

Act-soon signs (weeks, not months)

  • 5. Missing or lifted shingles after wind — every gap is a direct path for wind-driven rain.
  • 6. Cracked or rusty flashing around chimneys, skylights, and vents — flashing fails before shingles do, and it's where most leaks start.
  • 7. Sagging gutters or water pooling at the foundation — the roofline drainage isn't doing its job.

Call-today signs

  • 8. Water stains on ceilings or walls — by the time you see the stain, water has been traveling for a while.
  • 9. Daylight visible in the attic, or damp insulation — the deck itself is compromised.
  • 10. A sagging roofline — structural, and it doesn't fix itself. This one is urgent.

The 20-minute habit that saves thousands

Twice a year — spring and fall — walk your property and look up. Binoculars beat ladders: you'll see curling, missing shingles, and flashing problems safely from the ground. And after any serious hail or wind event, get a professional inspection even if everything looks fine from below; storm damage loves to hide.
